**Kelly Finance** is recruiting a **Operational Property Manager (M/F)** for our client **Siemens SA**, located in Lisbon.

What role will you play:

- You support the development of space optimization according to customer needs and market developments and identify opportunities to improve space efficiency, occupancy costs as well as SRE rental conditions (internal and external).
- You realize space and service solutions as required by tenants according to given framework and ensure its quality.
- You hand-over space to customers, return space from customers (e.g. preparation, inspection) including documentation.
- You provide information for forecast and budget for your property.
- You are responsible for the financial fulfillment of the agreed contracts with customers (e.g. net rent, service settlement) including timely payments to landlords and other business partners.
- You maintain your knowledge and good understanding about the technical assets/equipment and its conditions.
- You contribute to the annual OPEX settlement with tenants in alignment with the Commercial Property Manager.
- You support the evaluation and selection of outsourced vendor and service provider for soft facility services in alignment with Regional Asset Manager.
- You ensure the correctness and validity of local data (including property energy consumption) in all tools, e.g. space, customers, contracts.
- You manage your purchase orders and invoices (e.g. creation and approval).
- You ensure the completion of the preventive maintenance plan.
- You ensure the responsibility of the implementation and operational follow up of the preventive and corrective maintenance plan for the location.
- You ensure the responsibility of the development and implementation of maintenance projects in the location.

**Requirements**:

- You understand corporate real estate and its impacts on our business, including financial impacts of your daily operation.
- You have knowledge of building maintenance operations and systems (e.g. HVAC - Electrical infrastructure, Building Management System).
- You have experience in maintenance contract management & maintenance software.
- You have experience in energy management and energy efficiency measures.
- You have experience in project management (e.g. New constructions, refurbishments, special projects)
- Fluent knowledge in English
- Univeristy degree
