We are currently seeking a Property Manager to join our team in Lisbon, where you will play a key role in managing our property portfolio in Portugal. As a seasoned professional, you will oversee properties, maintain relationships with tenants and landlords, manage finances, and ensure operational efficiency.

Your Key Responsibilities:

  • Portfolio Management:
    • Oversee a designated portfolio of properties in Portugal, ensuring comprehensive 360° Property Management.
    • Manage all aspects of the assigned assets, including regular review of maintenance and service contracts.
  • Maintenance and Inspections:
    • Inspect properties regularly and coordinate maintenance activities to meet Habyt's standards.
    • Handle claims with insurance companies, apply for or process payment, and eviction actions with the debt collection company.
  • Tenant and Landlord Relations:
    • Maintain positive and productive relationships with tenants and landlords through effective account management.
    • Negotiate lease extensions with landlords in a timely and reliable manner.
  • Financial Management:
    • Collect accounts receivables and handle operating expenses efficiently.
    • Develop and manage quarterly/annual budgets by forecasting requirements and analyzing variances, data, and trends.
  • Personnel Management:
    • Oversee properties' personnel and assess their performance to ensure operational excellence.

About Your Role:

  • Language Proficiency:
    • Professional fluency in both Portuguese and English is essential for effective communication with tenants, landlords, and team members.
  • Education and Training:
    • Bachelor's degree in Real Estate Management, Business Administration, or a related field is preferred.
  • Experience:
    • Minimum of 2-5 years of experience in property management or a related field is required.
    • Solid understanding of residential and commercial tenancy law and property management principles is essential.
  • Interpersonal Skills:
    • Excellent communication and interpersonal skills are necessary for interacting effectively with diverse stakeholders.
    • Strong negotiation and conflict resolution abilities are also required.
  • Technical Skills:
    • Proficient in Microsoft Office Suite and property management software is a must.
    • Familiarity with financial analysis and budgeting processes, including creating comprehensive budgets, calculations, and reports, is also beneficial.
  • Work Ethic:
    • Proactive and self-motivated individuals who can work independently and as part of a team are encouraged to apply.
