Serris REIM is a European investment management firm specialising in the acquisition, investment management, and asset management of commercial real estate across five countries. In Portugal, our portfolio spans retail, office, logistics and industrial assets, with over €150M in Assets Under Management (AUM).

On-the-ground market knowledge, financial expertise and strong relationships with tenants, brokers and advisors allow us to consistently deliver long-term outperformance. The Portuguese team plays a central role in sourcing opportunities, coordinating acquisitions, managing assets, and supporting the group's expansion into new markets.

2 – Role Description

We are seeking an Asset Manager & Investment Associate with 3–6 years of experience to manage real estate assets while supporting acquisition processes across Portugal. The ideal candidate combines strong asset management capabilities with analytical skills and the ability to contribute to underwriting, due diligence and transaction execution.

The role requires organisational discipline, financial acumen, and the ability to interact with multiple stakeholders, including property managers, tenants, brokers, legal advisors and technical consultants. The successful candidate will be autonomous, proactive and capable of contributing to the implementation of value-enhancing strategies across the portfolio.

3 – Key Responsibilities

Portfolio & Operational Management

  • Oversee the performance of a diversified portfolio of retail, office, logistics and industrial assets.
  • Manage day-to-day operations, including site visits, maintenance oversight and tenant relationships.
  • Ensure regulatory, technical and H&S compliance in coordination with property managers and advisors.
  • Implement ESG initiatives and ensure assets are maintained to high standards.

Financial Performance & Strategic Planning

  • Conduct financial modelling, cash flow reviews and performance analysis.
  • Manage budgets, monitor OPEX/CAPEX execution and review financial documentation.
  • Prepare business plans, forecasts and asset-level reporting.
  • Identify and implement value-add strategies to enhance long-term returns.

Leasing, Transactions & Investment Support

  • Negotiate lease events (renewals, rent reviews, terminations) and monitor tenant compliance.
  • Support underwriting, due diligence and financial analysis for acquisitions.
  • Contribute to transaction execution and asset disposal processes.
  • Collaborate with brokers and advisors to optimise leasing and asset positioning.

Stakeholder Coordination & Internal Reporting

  • Coordinate with the French headquarters and internal teams to align asset and investment strategies.
  • Liaise with PMs, legal, accounting and administrative teams to ensure effective asset operations.
  • Prepare reporting and presentations for regulatory purposes, committee meetings and investors.

4 – Your Profile

  • 3–6 years of experience in asset management, property management, consulting, investment, development or related areas.
  • Prior exposure to commercial real estate (retail, logistics, office or industrial) is mandatory.
  • Solid financial modelling capabilities and previous involvement in transaction processes are an advantage.
  • Highly organised, detail-oriented and able to manage multiple priorities.
  • Strong communication and stakeholder-management skills.
  • Confident working with internal teams and external partners, including property managers and advisors.
  • Proactive, autonomous and comfortable operating in a fast-paced environment.
