Project Manager - Hotel Development Company: OMNAM Location: Lisbon, Portugal About the job Omnam Group is seeking an experienced Project Manager.
The Project Manager, based in the Lisbon office, will work closely with the company Country Manager, Chief Engineer, Project Directors and internal team as well as external advisors.
Position Overview:
As a Project Manager at Omnam Group, you will play a pivotal role in overseeing the end-to-end development of our hotel projects.
Your responsibilities will span from the initial due diligence phase to the successful opening of the hotel. You will collaborate with various stakeholders, manage project timelines, budgets, and ensure seamless execution.The ideal candidate possesses a strong background in complex project management, exceptional organizational skills, and the ability to communicate effectively with diverse teams.
Strong background in hotel development is an advantage.Key Responsibilities:
Due Diligence and
Feasibility Study:
Conduct thorough due diligence on potential hotel development sites.
Collaborate with the team to assess feasibility, market demand, and financial viability.
Analyze risks and opportunities associated with each project.
Team Building and Coordination:
Assemble and lead cross-functional teams, including architects, engineers, designers, and contractors.
Foster effective communication among team members.
Ensure alignment with project goals and timelines.
Design and Construction Management:
Oversee the design process, ensuring compliance with brand standards, local regulations, and quality expectations.
Manage construction activities, monitor progress, and address any issues promptly.
Coordinate with contractors, suppliers, and vendors.
Hotel Operator Collaboration:
Work closely with hotel operators to align project requirements with operational needs.
Facilitate communication between the development team and the hotel operator.
Ensure that the hotel design and amenities meet operational standards.
Tender Process and Contract Management:
Develop and manage the tender process for construction contracts.
Evaluate bids, negotiate terms, and select contractors.
Monitor contract compliance throughout the project lifecycle.
Preopening and Opening Process:
Prepare for the hotel's preopening phase, including staff recruitment, training, and marketing.
Collaborate with the hotel operator to ensure a smooth transition from construction to operations.
Oversee the final stages of construction, snagging, and quality checks.
Financial Reporting and Investor Relations:
Provide regular updates to investors, banks, and other stakeholders.
Manage project budgets, track expenses, and optimize cost management.
Ensure financial transparency and accountability.8.
Required Skills and Qualifications:
Bachelor's degree in engineering, architecture, or something similar.
Proven experience in hotel development and large-scale projects, preferably focusing on full-service hotels.
Strong communication skills to liaise with internal teams, external partners, and investors.
Proficiency in budgeting, scheduling, and risk management.
Ability to handle multiple projects simultaneously.
Familiarity with hotel industry standards and best practices.
