WorkingPlace: Sonae Sierra's Central Offices in Maia Requirements: Academic Background Degree in Engineering, Construction Management, Architecture or related field. Postgraduate or MBA in Real Estate or Project Management is a plus. Professional Experience Minimum of 10 years of experience in construction or real estate development, preferably with background in general contracting. Proven track record in cost optimization, value engineering, and construction cost control, particularly in residential and mixed-use projects. Experience collaborating with multidisciplinary teams across multiple projects. Strong knowledge of procurement processes, technical design, construction methods, and project financials. Technical Skills Deep understanding of construction budgeting, cost breakdowns, and optimization techniques. Familiarity with construction cost databases, benchmarks, and market pricing. Experience with contract negotiation, risk management, and financial modelling. Fluent in Portuguese and English (written and spoken). Soft Skills & Leadership Attributes Strategic and analytical mindset focused on execution. Strong communication and collaboration skills. Ability to influence and support project teams with a service-oriented approach. High standards of integrity, professionalism, and accountability. Focus on continuous improvement and operational excellence. Responsabilities: 1. Cost Optimization Strategy & Implementation Define and lead the cost optimization strategy across all development projects. Collaborate with Development Managers to identify opportunities for cost savings throughout the design and construction phases. Implement value engineering methodologies to reduce construction costs while maintaining design and quality standards. Benchmark construction costs across projects and promote standardization where applicable. Evaluate and recommend alternative construction methods to improve cost-effectiveness, sustainability, and efficiency. 2. Project Support & Coordination Act as a strategic partner to Development Managers, offering expert support in budgeting, procurement, and technical analysis. Provide input on contractor selection, contract structures, and scope optimization. Contribute to decision-making processes on construction methods, material selection, and technical solutions. 3. Procurement & Contractor Engagement Lead or support procurement strategies to ensure competitive pricing and high-quality service from contractors and suppliers. Negotiate key terms and assess technical-commercial proposals with a focus on cost efficiency. 4. Performance Monitoring& Reporting Monitor construction budgets and identify deviations, risks, and corrective actions. Provide cost performance reports to project teams and senior management. Support financial planning, forecasting, and return analysis from a cost efficiency perspective. 5.
