Project Management Director – Office and Retail

JLL is seeking a highly skilled Project Management Director to lead our Office and Retail team in Lisbon. As a key member of our organization, you will be responsible for delivering customer needs and program goals through effective project management and leadership.

Responsibilities:
  • Lead and oversee a team of project managers, ensuring effective management and results-oriented leadership.
  • Drive business development initiatives, identifying and pursuing opportunities for growth and expansion in the office and retail sectors.
  • Implement and monitor processes and procedures to ensure efficiency, compliance with established objectives, and successful business development outcomes.
  • Provide guidance and support to the team, promoting professional development and fostering collaboration and teamwork.
  • Analyze and estimate costs, prepare cost summaries for projects, and ensure projects are completed according to time and budget schedules.
  • Project planning, project tracking, scope management, change control management, risk management, and quality assurance of the project team.
  • Facilitate communication between all stakeholders, clarifying expectations for information and service delivery.
  • Review and provide input for the development of project plans, contribute to design documents and specifications, and manage construction plans.
  • Prepare/update project status reports, process invoices, update tracking reports, and maintain files for due diligence and financials.
  • Resolve project conflicts with affected management, reporting, tracking, and troubleshooting exceptions and escalating, tracking and resolving conflicts regarding resource commitment and delivery of results.
  • Conduct and document all weekly meetings, coordinate and track all Vendor RFPs, and maintain accurate and consistent electronic files and documentation.
  • Coordinate activities of sub-contractors and relocation of technical functions, interact and negotiate with contractors and subcontractors, and validate and negotiate contractor change orders.
  • Visit project sites at appropriate intervals, confirm progress is consistent with the project schedule, and work is in general conformance with contract documents.
  • Demonstrate a proactive focus on meeting client and project requirements in a timely and cost-effective manner, and demonstrate proficiency in the use and application of all PDS technology as required for assigned projects.
Requirements:
  • Bachelor's degree from an accredited institution or similar experience, preferably in Architecture or Engineering.
  • Minimum of 10 years experience in Project Management in the building/development/construction industry, with experience in retail projects and multi-site rollout experience preferred.
  • Ability to manage multiple projects at a time, regularly communicate analyzed data to clients and team to achieve project goals, and manage all aspects of construction projects effectively and efficiently.
  • Ability to accurately prepare and maintain project budgets, solve practical problems, and deal with variables in situations where only limited standardization exists.
  • Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form, successfully coordinate multiple staff of different levels, and have highly organized with strong analytical skills.
  • Flexibility with work hours and travel as needed, understanding of technical requirements for relocation, construction, and renovation projects, and familiarity with architectural drawings and furniture and space planning concepts.
  • Strong consideration will be given to those that are PMP certified, and strong interpersonal skills with an ability to interact with executive-level external and internal clients.
  • Ability to successfully communicate with architects, contractors, client representatives, and team members.
